Job Overview

The Project Controls Manager role in New York City supports a high-profile financial client on large-scale commercial interior projects. This role is focused on cost and schedule controls for complex corporate fit-outs including headquarters and branch renovations.

Responsibilities

  • Oversee cost and change control processes including change order review and negotiation.
  • Track contingency drawdowns and reconcile costs against GMP/Schedule of Values.
  • Maintain owner cost tracking systems and validate cost reports.
  • Compile as-built cost estimates and maintain benchmarking databases.
  • Monitor schedule progress and produce weekly updates and monthly reports.
  • Attend risk and change control meetings and support QA/QC processes.
  • Assist in development of RFPs, scopes of work, and service agreements.
  • Coordinate supplier delivery plans and manage owner-furnished equipment logistics.
  • Administer contracts including retention, terms, and insurance details.
  • Process invoices and track payment applications with financial reports review.
  • Manage project closeout processes and document collection.
  • Collaborate with design and construction teams to align client goals.
  • Provide input on procurement strategies and vendor performance.
  • Support internal reporting and forecasting for program-level oversight.
  • Adhere to SOX control responsibilities as applicable.

Qualifications

  • Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering or related field.
  • 5–7+ years experience in project controls on large construction projects.
  • Experience with commercial interiors and corporate fit-outs.
  • Proficient with cost and schedule management tools such as Primavera P6 and MS Project.
  • Advanced Excel skills and familiarity with Microsoft Office Suite.
  • Understanding of owner-side reporting systems and financial controls.
  • Excellent communication, coordination, and organizational skills.
  • Experience managing multiple stakeholders in a fast-paced environment.
  • Exposure to projects with sustainability and wellness certifications (WELL, LEED) is a plus.

Additional Information

This full-time role offers a salary range of $130K-$150K per year and requires on-site presence. Turner & Townsend is committed to diversity, fostering an inclusive environment and work-life balance.
