Position Summary

The Senior Manager – Marketing is responsible for leading the planning, execution, and delivery of complex marketing initiatives across Southern Land Company’s Multifamily, Single-Family, Retail, and Corporate portfolios. This role serves as the central project management lead and strategic integrator—ensuring marketing programs, launches, campaigns, and enterprise initiatives are delivered on time, on budget, and in alignment with brand standards and business objectives.

The ideal candidate is a highly organized, proactive leader with exceptional project management discipline, strong cross-functional communication skills, and a deep command of analytics and performance tracking. This role requires the ability to manage multiple workstreams simultaneously while maintaining clarity, momentum, and accountability across teams. The salary range for this position is $125,000 to $140,000, depending on experience.

Essential Functions

Portfolio-Wide Project Leadership (Multifamily, Single-Family, Corporate, Retail)
  • Serve as the primary project management lead for assigned marketing initiatives across Multifamily, Single-Family, Corporate, and Retail divisions.
  • Own end-to-end project management, including timelines, scopes, deliverables, approvals, and cross-functional coordination.
  • Manage multiple concurrent initiatives, ensuring priorities, deadlines, and budgets are consistently met.
  • Act as the connective tissue between Branding, Creative, Digital, PR, Development, Asset Management, Sales/Leasing, and Corporate teams.
Marketing Strategy Execution & Alignment
  • Translate high-level brand and business objectives into clear, actionable marketing plans and project scopes.
  • Support marketing strategy development for new developments, launches, lease-ups, stabilized assets, renovations, repositionings, and corporate initiatives.
  • Ensure consistent brand expression across all channels, platforms, and property-specific executions.
  • Partner with leadership to align marketing initiatives with sales, leasing, absorption, and revenue goals.
Launches, Campaigns & Activations
  • Lead planning and execution for property launches, milestones, grand openings, and major marketing activations.
  • Manage integrated campaigns across digital, experiential, PR, signage, and on-site marketing.
  • Coordinate internal teams and external vendors to ensure seamless execution and quality control.
  • Support event planning and execution in collaboration with Community, Property Management, and Corporate teams.
Corporate & Enterprise Initiatives
  • Support key Corporate initiatives including brand programs, corporate rebrand efforts, office or brand experience projects, and executive-level marketing priorities.
  • Provide project management and marketing support for enterprise-wide initiatives and cross-portfolio moments.
  • Ensure Corporate initiatives align with overarching brand strategy and portfolio priorities.
  • Manage timelines, budgets, vendors, and deliverables while balancing property-level responsibilities.
Agency & Vendor Management
  • Manage relationships with external partners including branding, creative, digital, PR, signage, photography, and experiential vendors.
  • Develop scopes of work, manage budgets, review deliverables, and ensure performance expectations are met.
  • Maintain quality control and brand consistency across all agency outputs.
Cross-Functional Collaboration
  • Partner closely with Digital Marketing, CRM, and Creative teams to support campaigns with appropriate media strategies and performance tracking.
  • Collaborate with Community, Sales, and Leasing teams to support on-site marketing, resident engagement, and organic social efforts.
  • Work with Development and Asset Management teams to support project milestones, messaging, and investor-facing needs.
  • Support accuracy and alignment across Google Business profiles and local listings.
Budget Management, Analytics & Reporting
  • Manage marketing budgets across projects and portfolios, ensuring efficient allocation and fiscal responsibility.
  • Track spend against budgets and timelines, proactively identifying risks and opportunities.
  • Provide regular status updates, performance summaries, and strategic insights to leadership.
  • Run, maintain, and deeply understand marketing analytics including leads, tours/shows, applications, sales/leasing performance, and full customer journey metrics.
  • Attend and report on community, project, or portfolio status calls as needed.
Process, Organization & Continuous Improvement
  • Establish and refine workflows, templates, and project management standards across marketing initiatives.
  • Champion strong use of project management tools, documentation, and reporting.
  • Identify gaps, risks, and inefficiencies early and drive solutions forward.
  • Support continuous improvement across marketing operations and delivery.

Knowledge, Skills, And Abilities

  • Proven track record in Integrated Marketing Communications and New Development Residential Marketing.
  • Strong understanding of digital marketing, including paid search, SEO, social media, Google Analytics, and website management.
  • ILS and Reputation Management experience.
  • Solid understanding of marketing analytics along with identifying historical data and trends.
  • Proficiency in Microsoft Office and experience/understanding of Yardi, Engrain, Anyone Home, Peek, and Evolution software any/all.
  • Demonstrated ability to meet deadlines while maintaining professionalism, and to effectively handle confrontational situations with objectivity.
  • Outstanding writing, art direction skills, and a top-tier creative orientation.
  • Leadership experience with a proven record of strategic growth initiatives.
  • Excellent organizational, time management, and interpersonal skills, with the ability to work both independently and as part of a team.
  • Ability to work under pressure, manage multiple projects simultaneously, and adapt to changing priorities and deadlines.

Qualifications

  • Bachelor’s degree in Marketing, Communications, or a related field preferred.
  • 10+ years of experience in marketing project management, preferably within real estate, development, or a multi-portfolio organization.
  • Multifamily marketing experience strongly preferred.
  • Experience supporting multi-divisions preferred and experience in Single-Family, Corporate, or enterprise-level marketing initiatives helpful.
  • Exceptional organizational, communication, and stakeholder management skills.
  • Strong analytical mindset with the ability to interpret performance data and translate insights into action.
  • Experience with Yardi, Hubspot, WordPress, Google Analytics, Google Tag Manager, and project management platforms.
  • Proven ability to manage multiple complex projects simultaneously in a fast-paced environment.
