Job Details
Department: Maintenance Reports To: Property Manager or Building Superintendent
Areas of Responsibility
- Monitor building and grounds for a neat presentation
- Perform minor and routine painting, plumbing, electrical, carpentry, and maintenance tasks
- Follow written and verbal instructions
- Ensure proper storage of supplies
- Conduct grounds maintenance including mowing, trimming, and debris removal
- Remove and dispose trash in designated areas
- Maintain tools and equipment safely and in order
- Secure the building and report any security issues
- Report major repairs and emergency maintenance problems immediately
- Adhere to company policies, especially health and safety procedures
- Perform emergency on-call duties as assigned
- Other duties as assigned
Essential Job Functions
This role requires functioning both indoors and outdoors in all weather conditions, with medium to heavy physical work including prolonged standing, walking, climbing, and lifting up to 100 lbs with frequent lifting up to 50 lbs. Good eye/hand coordination is essential.
Minimum Requirements
Education: High School diploma or Equivalent preferred but not required Experience: 1-2 years in maintenance and/or construction supervision
Additional Knowledge, Skills and Abilities
- Basic knowledge of janitorial procedures
- Ability to interact with residents and handle complaints discreetly
- Proficiency with hand tools and power tools (e.g., circular saw, power drill, chain saw)
- ALC lead paint certification
