Real Estate Financial Analyst

Overview

The Real Estate Financial Analyst role at Real Hires exists to drive financial performance through expert analysis and actionable insights. This role demands a numbers expert who not only reports performance but influences investment decisions and strategic planning.

Key Responsibilities

• Review and analyze P&L statements with budget vs. actual tracking
• Oversee cash management, forecasting, and reporting accuracy
• Build and maintain dynamic cash flow models for investments
• Perform NOI and cash flow analysis to identify opportunities
• Conduct deal analysis, due diligence, and support acquisitions
• Review leases and identify rent escalation and revenue potential
• Manage waterfall models, profit-sharing frameworks, and investor distributions
• Deliver clear data-driven reports influencing executive decisions
• Lead special projects including Excel forecasting and QuickBooks reconciliations

Requirements

• 2–5 years of experience in real estate financial analysis, asset management or controller roles
• Expert-level Excel skills with advanced financial modeling capabilities
• Experience with Argus, MRI, or Yardi; QuickBooks familiarity is a plus
• Strong background in commercial real estate acquisitions, underwriting or asset management
• Excellent analytical, communication and reporting skills
• Ability to work independently and remotely with a self-starter mindset
