About the Opportunity
A well-established real estate firm headquartered in Atlanta is seeking an experienced Property Controller to lead the accounting and financial reporting function for a large, diverse real estate portfolio. This is a high-visibility role reporting to senior leadership, ideal for a hands-on accounting professional who thrives in a fast-paced environment and enjoys both strategic oversight and day-to-day execution.
Position Summary
The Property Controller will oversee all property-level accounting operations, manage a team of accountants, and ensure the accuracy, integrity, and timeliness of financial reporting across the portfolio. This person will serve as the subject matter expert on Yardi and partner closely with asset management, operations, and executive leadership.
Key Responsibilities
- Direct all property accounting functions including general ledger, AP/AR, cash management, bank reconciliations, and month-end close
- Oversee the preparation and review of monthly, quarterly, and annual financial statements for a large multi-property portfolio
- Manage, mentor, and develop a team of property accountants and senior accountants
- Serve as the primary owner of the Yardi system, including workflows, reporting, chart of accounts maintenance, and process improvements
- Oversee CAM reconciliations, tenant billings, recoveries, and lease administration accounting
- Coordinate annual budgets, reforecasts, and variance analysis in partnership with asset management and property management teams
- Manage external audits, tax filings, and lender/investor reporting requirements
- Ensure compliance with GAAP, internal controls, and loan covenant requirements
- Partner with treasury on cash flow management, distributions, and capital calls
- Drive process improvements, automation, and system enhancements to scale the accounting function
Qualifications
- Bachelor's degree in Accounting, Finance, or related field required; CPA strongly preferred
- 10+ years of progressive accounting experience, with at least 5+ years in a real estate environment
- Proven experience overseeing accounting for a large commercial real estate portfolio (multifamily, office, industrial, retail, or mixed-use)
- Advanced proficiency in Yardi Voyager is required; experience with Yardi modules such as Fixed Assets, Construction Management, or Advanced Budgeting is a plus
- Prior supervisory experience managing and developing accounting teams
- Strong understanding of GAAP, lease accounting, and real estate-specific accounting concepts (CAM, recoveries, straight-line rent, etc.)
- Advanced Excel skills and strong analytical capabilities
- Excellent communication skills and the ability to interface with executives, investors, lenders, and auditors
