Job Overview

The Assistant Maintenance Director assists with leading the maintenance staff in diagnosing and repairing issues across HVAC, electrical, plumbing, pool cleaning, carpentry, appliances, and structural elements. This role is focused on delivering a high-quality customer service experience and ensuring the property's safety and operational efficiency.

Key Responsibilities

Leadership and Team Management

  • Support maintenance operations for properties with 200+ units.
  • Direct and coordinate activities of maintenance staff performing mechanical and electrical repairs.
  • Assist the Resident Service Director with recruiting, training, and developing team members.
  • Conduct or support monthly safety meetings to ensure a secure environment.

Maintenance Operations

  • Plan preventative maintenance programs, inspections, and renovations with property directors.
  • Ensure timely completion of work orders and apartment turnover processes.
  • Assist with and resolve onsite repair and renovation challenges in collaboration with contractors.
  • Actively work on repair tickets for electrical, plumbing, HVAC, appliances, pool systems, and structural issues.
  • Perform landscaping, make-ready tasks, and other maintenance-related duties when required.

Inventory and Supplies Management

  • Maintain and update inventory of maintenance equipment and supplies.
  • Recommend new parts and methods to improve repair efficiency.

Compliance and Reporting

  • Ensure adherence to preventative maintenance guidelines and safety protocols.
  • Monitor and address safety concerns, reporting updates to the Resident Service Director.

Physical Demands & Work Environment

While performing duties, the employee is required to stand, walk, sit, use tools, reach with hands and arms, and communicate effectively. Occasionally, the employee must lift/move up to 25 pounds. The work environment has moderate noise levels, with reasonable accommodations for individuals with disabilities.

Requirements

  • High School Diploma required.
  • Minimum of 3 years of maintenance or related field experience.
  • Working knowledge of HVAC, plumbing, electrical systems, and household appliances.
  • EPA and E2L certification required; CPO certification preferred.
  • Valid Driver’s License.
  • Ability to work a flexible schedule, including weekends, special events, and on-call shifts.
  • Strong written and verbal communication skills.
  • Professional appearance and ability to multitask in a fast-paced environment.
