HVAC Maintenance Manager Responsibilities
As the HVAC Maintenance Manager, your main responsibilities will include:
- Understanding the installation: reviewing the manufacturer's file, installation plans (refrigeration unit, cold distribution circuit, electrical supply, regulation...), and intervention history (recent modifications, incidents...).
- Preparing work with the maintenance program: verifying compliance with current regulations (inspections, tests, parts to be replaced...), selecting tools, and procuring spare parts.
- Understanding hygiene, safety, and environmental protection guidelines for the intervention: ensuring installation compliance (electricity, refrigerant fluids).
- Using provided protective equipment (helmet, safety shoes, gloves, glasses...) and following environmental preservation measures.
Control and Diagnosis
- Performing checks as per the maintenance program: inspecting ventilation ducts, filters, network tightness, cooling units, dampers, electrical wiring and connections, fluid levels...
- In case of a breakdown, understanding the cause (overheating, electrical fault, faulty regulation...) and determining the actions needed to restore the system promptly and in compliance with regulations.
Repair / Resolution
- Carrying out planned maintenance tasks: replacing filters, adjusting operating cycles, checking insulation.
- Adjusting mechanical or electronic components (temperature, pressure, flow...) to optimize the building's energy consumption.
- In case of a breakdown, when the faulty system is identified, performing a standard exchange of a unit (sensor, fan, heat exchanger...) which can then be repaired by a specialized workshop or sent to the manufacturer.
- Implementing necessary modifications according to regulatory evolution to maintain compliance.
- Verifying and maintaining CPCU and Climespace (Fraicheur de Paris) installations.
- Ensuring the installation functions correctly, particularly regulation and safety devices as specified in the documentation.
- Performing commissioning tests.
- Completing and signing technical intervention forms for the maintenance file and tracking all interventions.
- Recording legally valuable documents that prove regulatory compliance, and updating the GTC (Building Management System) if applicable.
- The role involves planned surveillance and maintenance, as well as on-call duties during nights, weekends, and holidays.
