Overview
The Asset Manager — Neighborhood Shopping Centers role at Evergreen Investment Company is a part-time position (approx. 20–25 hours/week) focused on managing a portfolio of neighborhood and grocery-anchored shopping centers in the Phoenix Metro Area with quarterly site visits.
Responsibilities
- Own strategy, leasing, operations, and value creation.
- Act as the P&L owner with responsibility for setting plans and reporting results to the CIO.
- Coordinate with third-party property management teams and vendors for local site needs.
- Execute leasing and CapEx priorities with clear ROI cases.
- Ensure timely reporting, covenant compliance, and valuation lift at refinancing or sale.
Requirements
- Minimum 5 years of retail asset management experience, preferably in neighborhood or grocery-anchored assets.
- Proven success in directing third-party property management and executing leases.
- Strong communication skills, an owner-operator mindset, and a bias for action.
Performance Metrics (First 12 months)
- Increased occupancy and positive rent adjustments.
- Improved recovery of CAM/tax/insurance and lower controllable OPEX per SF.
- On-time and on-budget CapEx delivery.
- Accurate and timely reporting with covenant compliance.
Compensation & Benefits
Compensation is tied to a percentage of gross revenue (1-1.5% based on experience) with an expected rate of $40-80/hr, plus bonus eligibility based on portfolio performance.
