Senior Project Manager - Residential & Commercial Buildings

AtkinsRealis is seeking a Senior Project Manager for a major project in Riyadh, KSA, focusing on Design Management and Supervision Consultancy.

Your Role

Reporting to the Project Director, you will lead and organize a project management team of 6 individuals. Your responsibilities include managing daily and weekly priorities, overseeing work packages, and ensuring project management functionality. You will chair weekly progress meetings with the client, manage documentation, and contribute to progress reports. A key part of your role involves leading Health, Safety, and Environment (HSE) initiatives and driving quality standards across the site to ensure compliance with specifications. You will also manage the contractor's procurement process, ensuring timely acquisition of critical items, and coordinate with the construction supervision team to ensure compliance with contract obligations. Your duties extend to reviewing and responding to contractual correspondence as the employer's representative, supporting the Project Director in contract administration. You will manage project costs and budget expenditure, adhering to employer policies on change management and payments, in collaboration with the Cost Management consultant. This includes organizing progress walks for payment applications and reviewing cost reports. Additionally, you may support the Project Director and Commercial Director in assessing contractor claims and disputes. You will liaise with the LDC for RFI responses and design information, and coordinate AtkinsRealis' sub-consultants, including the Engineer of Record and Fire Life Safety Supervision Consultant.

About You

• 10-15 years of experience as a Senior Project Manager or Associate Director.
• Western education is preferred, or experience with large multinational contractors/consultants (AUS, NZ, USA, SA, UK).
• Experience in the GCC is required, with KSA experience being a plus.
• Degree qualified in Construction Management or a related field.

• Large mixed-use development: 260,000m2 BUA.
• Includes Residential (high and mid-end), Retail, F&B, Commercial Office, Teaching and Learning spaces, urban realm, and recreational areas.
• Residential sections will be Full Fit Out; Commercial, Retail, and F&B will be Shell and Core.
• Significant and high-profile development located in the heart of MiSK City.
• Contract: FIDIC red book with special conditions (experience desired), fixed-price lump sum.
