Job Details

Position Summary

The Assistant Service Manager works in accordance with established company procedures and specific instructions from the Maintenance Supervisor and Property Manager. The role assists in overseeing maintenance activities for a designated community and ensures the physical condition and appearance of the community. The position also plays a key part in maintaining positive resident relations by completing non-technical routine resident service work, preparing turnover units, and handling maintenance projects in areas including carpentry, plumbing, electrical, and HVAC.

Key Responsibilities

  • Assist in overseeing maintenance programs and ensuring quality service.
  • Motivate staff and create a teamwork oriented atmosphere.
  • Manage inventory and maintain product notebooks with warranty details.
  • Maintain company equipment, vehicles, and workshop organization.
  • Complete routine service requests and turnover unit preparations.
  • Take rotating on-call responsibilities and handle emergency service requests.
  • Assist in supervising subcontractors, vendors and suppliers.
  • Perform general maintenance tasks and assist in training team members.
  • Participate in safety and compliance trainings in adherence with company policies.

Qualifications & Requirements

Candidates must possess a high school diploma or equivalent with vocational training in plumbing, HVAC, mechanical, or electrical. One year of related service experience is required, including HVAC certification and EPA certification (or in the process of obtaining). Must have strong technical skills, be customer centered, and able to perform physically demanding tasks including lifting up to 100 pounds.

Physical and Environmental Demands

The role requires regular manual handling, standing, walking, and operating in variable environmental conditions. Candidates must be comfortable with mechanical tasks, noise, and outdoor weather conditions.
