About the Role
The VP of Real Estate Development - 2 Hour Learning will serve as the deal architect behind America's fastest expanding private school network. This role involves independently identifying, evaluating, and finalizing locations across diverse property types with zero bureaucratic friction.
What You Will Be Doing
You will establish location feasibility models, render go/no-go decisions on prospective locations weekly, and directly manage term sheets, letters of intent, and lease modifications. You will also deploy AI technologies to rapidly evaluate zoning, permitting, and regulatory intelligence, ensuring swift campus openings.
What You Won’t Be Doing
- Overseeing a sizable team or delegating transaction completion.
- Focusing on extended strategic roadmapping over immediate milestones.
- Facilitating transactions without direct accountability from initial prospect to finalized lease.
Key Responsibilities
Control the complete campus location acquisition process, from setting feasibility standards and cultivating broker partnerships to finalizing leases that determine scaling trajectory.
Basic Requirements
- 5+ years directing multi-location real estate growth or site identification initiatives.
- At least 25 finalized commercial real estate transactions.
- Proven use of AI technologies in regular work processes.
- Rapid evaluation of location feasibility using zoning, permitting, and compliance intelligence.
- U.S. based and able to travel up to 25%.
Nice-to-have Requirements
- Experience in franchise growth or multi-unit retail deployment.
- Track record in systematic location selection and lease versus purchase analysis.

Working with Us
This is a full-time, long-term contractor role with Crossover as the Contractor of Record. Compensation is $200 USD/hour, equating to $400,000 USD/year assuming 40 hours/week and 50 weeks/year. More details are available at Crossover FAQs.
