VP of Real Estate

Overview

The VP of Real Estate at 2 Hour Learning, working remotely for Crossover, places you at the center of site acquisition for one of America's fastest-expanding private school networks. You will personally source locations, negotiate lease terms, and manage broker networks across multiple markets and property types.

What You Will Be Doing

• Establish and refine site viability frameworks addressing zoning, permitting, and square footage requirements.
• Render weekly go/no-go decisions based on site research and broker inputs.
• Negotiate and finalize term sheets, letters of intent, and lease revisions personally.
• Develop high-context collateral and engage broker networks, utilizing AI tools for tailored updates.

What You Won't Be Doing

• Building or managing a large team.
• Focusing on long-range strategies at the expense of weekly progress.
• Delegating deal execution without personal accountability.

Key Responsibilities

Own the campus site sourcing pipeline from defining viability standards to closing leases, driving growth with speed and accuracy.

Basic Requirements

• 5+ years of experience with multi-site real estate expansion.
• Track record of closing 25+ commercial real estate transactions.
• Proven ownership of transaction outcomes.
• Active use of AI tools for research, document drafting, and contract review.
• U.S.-based with ability to travel up to 25% and legal work authorization in the U.S.

Nice-to-have Requirements

• Experience in franchise expansion or multi-unit retail deployment.
• Experience in developing repeatable site selection frameworks.
• Ability to assess lease versus purchase trade-offs.

Working with Us

This is a full-time, long-term independent contractor role via Crossover. Compensation is $200/hour, equating to approximately $400,000 per year, with weekly payments and immediate start.
