Overview

The Project Manager at Bridge Housing Corporation manages all aspects of the development process from site acquisition and project conception through construction completion and lease-up for multiple projects. The role further ensures a smooth transition from development through occupancy into operations.

Project Inception and Feasibility

  • Work under the Director of Development and collaborate with the Business Development team or Senior VP of Development.
  • Evaluate potential development opportunities through due diligence including financial, market, and environmental studies.
  • Maintain knowledge of debt and equity underwriting standards and local gap funding practices.
  • Represent Bridge Housing with various stakeholders including lenders, investors, and city officials.
  • Coordinate across divisions to secure internal approvals and compliance with project goals.

Planning Approvals / Entitlements

  • Manage consultants and the process to obtain necessary planning approvals.
  • Coordinate with Asset, Resident Services, and Property Management teams to address programmatic issues.
  • Oversee the entitlement process including community outreach, design team management, and municipal representation.
  • Collaborate as a vital asset team member with various company disciplines.
  • Support marketing and lease-up phases with General Contractor and property management.

Project Design and Construction

  • Manage design and construction teams for timely, cost efficient, and operationally viable developments.
  • Coordinate with accounting to manage the construction draw process and maintain key relationships.
  • Prepare regular progress reports tracking budgets, construction milestones, and deliverables.

Financial Management

  • Create and update the project pro forma reflecting budgets and financing plans.
  • Obtain financing through state and local funding application processes.
  • Manage budgets and project costs throughout development.
  • Secure formal budget approvals for resource allocation.
  • Ensure long term financial viability with appropriate reserves and expense planning.

Quality and Team Collaboration

  • Maintain Bridge Housing's design and construction standards.
  • Foster respectful relationships with team members and external partners.
  • Engage in special initiatives to keep Bridge Housing at the forefront of the industry.
  • May supervise a Project Administrator to enhance project direction.

Qualifications

  • 3 to 5 years of experience in real estate development, particularly affordable and multifamily housing.
  • College degree with strong academic background.
  • Experience in all phases of new construction development including urban and transit-oriented multifamily housing.
  • Ability to manage community outreach and build support with civic leaders.
  • Proven financial expertise including experience with rental and low-income housing tax credits.
  • Proficiency in MS Office and a valid CA driver’s license.

Preferred Qualifications

  • MBA or equivalent degree in relevant fields (business, real estate, architecture, planning, finance).
  • Knowledge of market dynamics and real estate values in Northern California.
  • Experience managing multiple projects through the full development process.
