We are seeking a Data Scientist to integrate multifamily revenue management expertise with advanced data science capabilities. This role is crucial for enhancing the precision, actionability, and defensibility of our pricing intelligence for millions of apartment units. You will leverage your hands-on experience in multifamily pricing strategies, including occupancy/rate tradeoffs, concession impacts, renewal vs. new lease strategies, and seasonality, to develop data-driven products that empower smarter industry pricing. You will collaborate closely with leadership, product, and engineering teams to design and implement features that improve multifamily pricing intelligence. A core expectation of this role is the aggressive and integrated use of AI tools to drive innovation.Responsibilities
- Conduct research and experiments on multifamily datasets to uncover opportunities for new product features and pricing insights.
- Partner with product managers and engineers to define requirements and design data-driven capabilities for ApartmentIQ's revenue management products.
- Translate revenue management workflows into scalable tools and features, demonstrating a quick understanding of revenue manager challenges.
- Apply LLMs and other AI techniques to accelerate research, automate workflows, and extract novel insights from structured and unstructured market data.
- Design and execute experiments to evaluate the impact of our data and recommendations on customer revenue management outcomes.
- Serve as a subject matter expert in multifamily revenue management, ensuring product alignment with real-world operator needs.
- Create comprehensive documentation, dashboards, and analyses to effectively communicate findings and product opportunities.
- Stay updated on multifamily industry trends, data sources, AI/ML advancements, and pricing methodologies.
Qualifications
- 3–5 years of experience in or closely related to multifamily revenue management (e.g., pricing analyst, RM advisor, asset manager, strategy/analytics role at a multifamily operator or tech company).
- Demonstrated understanding of pricing decision-making, including occupancy/rate tradeoffs, concession economics, net effective rent, renewal strategy, and seasonality's impact on leasing behavior.
- Entrepreneurial mindset, comfortable thriving in a fast-paced, product-building environment.
- Experience applying LLMs or AI/ML techniques for research acceleration, analysis automation, or data insights extraction.
- Strong quantitative and analytical skills, with proficiency in SQL.
- Familiarity with modern data science practices, including model building, experimentation, and validation.
- Excellent business acumen and the ability to translate operator workflows into product features.
- Strong communication skills, capable of conveying complex data insights to diverse stakeholders.
