The Workplace Design and Construction team within GREF is seeking a Construction Manager to lead construction services for various projects, including tenant improvements, new builds, expansions, and renovations of Amazon's corporate facilities. This role spans the entire project lifecycle, from design inception to operational turnover. The ideal candidate will be adept at operating at both strategic and tactical levels, serving as an internal ambassador, educator, analyst, solutions architect, and implementer. You will collaborate with leadership and stakeholders to establish budgets and schedules, driving project objectives, scope, space allocation, costs, prioritization, and sequencing within these parameters. Success in this role hinges on building and nurturing high-performing design and construction project teams through effective collaboration. You will also be responsible for managing contractor performance to ensure projects are completed on time, within budget, and in compliance with organizational standards, regulations, and other requirements.Key Responsibilities
- Represent GREF to internal customers, ensuring successful delivery of their allocated space.
- Collaborate closely with and influence a diverse range of internal and external stakeholders, including architects, design consultants, contractors, and subcontractors, to ensure decisions align with Amazon's priorities and are made at the appropriate level.
- Develop and meticulously monitor project budgets, track expenditures, and prepare financial forecasts.
- Manage change orders and contract modifications, and review/approve payments.
- Proactively identify and mitigate project risks, ensure adherence to contracts and regulations, monitor safety standards and requirements, and effectively resolve project issues.
- Hold landlords accountable for lease terms, including timely and satisfactory premises delivery.
- Ensure the timely collection of tenant improvement allowances.
- Oversee the management of design and construction projects, which may include:
- Developing project strategies and ensuring appropriate resource allocation for project completion.
- Developing and maintaining comprehensive project timelines.
- Leading project meetings and progress reviews.
- Providing critical feedback on design guidelines, including minimum specifications and basis of design for various building systems.
- Guiding construction activities, encompassing contractor selection, contract negotiations, budget approvals, change orders, procurement methods, scheduling, and subcontractor management.
- Evaluating, approving, or rejecting design changes proposed by customers and designers.
- This role requires travel to local sites up to 25% of the time.
Basic Qualifications
- Experience building and managing a team or department within a startup or entrepreneurial setting, particularly one with both proprietary and contract resources.
- Proficiency in productivity and communication tools, including Microsoft Outlook, Excel, PowerPoint, and Word.
- 5+ years of professional experience, with a significant portion demonstrating success in one or more of the following areas: Real Estate Development, Architecture/Design, and/or Construction Management.
Preferred Qualifications
- Experience as an Architect, Engineer, Construction Manager, Development Manager, Owner's project management representative, or in other Commercial Development and Construction related disciplines.
- Knowledge of sourcing/procurement, building systems and maintenance, vendor management, and customer service.
- Experience with legal terms and structures for standard commercial contracts.
- University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline; or an alternative of an additional 10 years of relevant professional experience.

The base salary range for this position is $77,400.00 - $135,400.00 USD annually. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined by factors such as experience, qualifications, and location.
