The Asset Manager role sits within the Global Realty Asset Management team, which is part of the wider Global Realty. The ideal candidate will be responsible for implementing innovative real estate management practices, drawing from both Amazon's internal standards and industry benchmarks. A critical aspect of this role involves identifying and resolving real estate challenges that impact Amazon operations across multiple business segments. Building and maintaining robust relationships with landlords and local operational teams is fundamental to this position. The successful applicant will demonstrate exceptional interpersonal skills, adeptly fostering these vital connections to ensure smooth operations and mutual success.

Reporting to the Regional Lead, the Asset Manager will be a critical member supporting leased and owned fulfillment and logistics locations within their assigned region.
Key job responsibilities
- Oversees portfolio management to ensure optimal operations and performance.
- Serves as primary contact for real estate escalations, providing support to minimize business disruption.
- Drives timely negotiations for landlord consents and lease amendments for property changes.
- Develops regional real estate strategies encompassing consent negotiations, portfolio optimization, and risk management.
- Supports Transaction Managers with site data for lease renewals and terminations.
- Identifies cost-saving opportunities and implements asset management best practices.
- Provides leadership during operational disruptions affecting multiple locations.
- Manages end-of-term lease obligations to minimize financial exposure.
- Builds strong relationships with landlords and stakeholders through regular engagement.
- Offers strategic real estate advice to senior leadership, aligning strategies with organizational goals.
- Champions sustainability initiatives across the portfolio.
- Collaborates with Legal, Finance, Operations, Engineering, and Construction teams for guidance and problem-solving.
- Supports operating expense analysis, including payment escalations and service charge obligations.
- Contributes to audits, portfolio reviews, and financial reporting to ensure compliance and identify savings opportunities.
A day in the life
Your day begins reviewing overnight escalations across your portfolio, landlord consents and urgent lease amendment requests. You negotiate building modifications for new installations, balancing operational needs with lease compliance.
Mid-morning a site visit assessing dilapidation risks ahead of lease expiry. You collaborate with Finance on quarterly budget reviews, analyzing OPEX variances and identifying cost optimization opportunities across your properties.
The afternoon involves strategic planning, developing sustainability initiatives advising senior leadership on real estate implications for new delivery concepts. Between calls with Legal and Engineering teams, you manage landlord relationships.
Your day concludes reviewing performance metrics.
About The Team
The SEU Asset Management regional team is part of EU Asset Management team and under Global Realty Portfolio Optimization (GRPO). GRPO spans NA and EU and there are opportunities to collaborate cross region on certain topics.
Basic Qualifications
- Bachelor's degree or equivalent in business, management, real estate, or another related field
- Experience utilizing commercial real estate software platforms and the Microsoft Office suite of products
- Experience in English-language communication skills, both written and verbal
- Extensive experience of property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity
- Exhibited expertise in analyzing and clearly explaining complex lease terminology and provisions
- Demonstrated proficiency in understanding commercial and industrial building systems, including fire and life safety systems, HVAC (heating, ventilation, and air conditioning), electrical systems, and plumbing infrastructure.
- The ability to comprehend and analyze construction blueprints is highly valued
Preferred Qualifications
- Broad experience of managing and interpreting commercial lease agreements
- Knowledge of property accounting principles
- RPA, CPM, RICS, or comparable professional designation
- Business fluency in another European language
