Data Center Construction Manager Position Overview
The Data Center Construction Manager will serve as the primary liaison between internal sales teams, project managers, clients, subcontractors, and suppliers. This role is critical for LONG Building Technologies in bidding, securing, and executing data center projects. You will provide senior construction leadership, overseeing project execution through the construction, startup, and commissioning phases, ensuring disciplined field coordination, financial control, and risk mitigation for complex, mission-critical projects.
Key Responsibilities
- Review project details to understand schedules, installation requirements, and budgets.
- Coordinate and oversee work with general contractors, mechanical contractors, temperature control contractors, commissioning agents, and manufacturing partners, ensuring high quality and safety standards.
- Conduct site inspections to assess progress, identify risks, and ensure compliance with safety and installation requirements.
- Be available on-site to receive project equipment, ensure submittal compliance, document damage, and process freight claims.
- Ensure project equipment is installed according to contract documents and manufacturer manuals.
- Maintain comprehensive project documentation.
- Collaborate with equipment startup teams and commissioning agents to ensure proper equipment startup and operation.
- Lead startup, commissioning, and integrated systems testing (IST) execution, including planning and readiness reviews.
- Ensure alignment between sales, contractor staffing, factory support, and commissioning agents for IST schedules.
- Maintain commissioning and IST documentation and coordinate stakeholder sign-off for project closure.
- Identify and mitigate project cost risks, leading pre-IST risk reviews and post-IST lessons learned sessions.
- Create and review Requests for Information (RFIs), Requests for Proposals (RFPs), and Change Orders.
- Maintain accountability for project construction financial performance, including labor exposure, change controls, logs, and accounting records.
- Perform change order estimating and assist with negotiations.
- Coordinate and schedule subcontract labor to meet construction, installation, and commissioning timelines.
- Communicate and collaborate effectively with customers on all project aspects.
- Coordinate with LONG’s insurance company for required Certificates of Insurance.
- Provide daily direction, prioritization, and accountability for the project team.
- Establish execution standards, workflows, and accountability for project teams.
- Identify and drive real-time issue resolution to maintain project schedules.
- Act as the escalation point of contact for customer and contractor issues.
- Lead critical conversations during construction and commissioning.
- Bridge gaps between sales, project managers, and manufacturers.
- Act as the primary risk owner during construction and commissioning.
- Take corrective action and escalate issues as necessary to mitigate cost impacts, schedule delays, and performance concerns.
- Lead root cause analysis for construction or commissioning issues.
- Adhere to all LONG and OSHA safety regulations.
Qualifications
- Bachelor of Science degree in Construction Management or a related discipline.
- 5+ years of project experience in the construction industry (or equivalent education/experience).
- Advanced knowledge of building products, construction details, and relevant standards.
- Availability for after-hours consultation and problem-solving.
- Excellent time and project management skills.
- Excellent written and verbal communication skills.
- Proficiency with Microsoft applications.
- OSHA Certification.
Preferred Qualifications
- 10+ years of project experience in the construction industry.
