Construction Manager, Bond Programs
Lockwood, Andrews & Newnam, Inc. (LAN) is seeking a Construction Manager to oversee bond program projects. This role involves ensuring contractor work adheres to contract documents, managing project timelines, and coordinating with various stakeholders.
Responsibilities
- Inspect contractor's work to ensure compliance with contract plans, specifications, RFIs, submittals, and approved changes.
- Issue non-compliance reports for deficient work and follow up until correction or acceptance.
- Assist with pre-construction efforts, including taking photos and videos.
- Support the Owner and Engineer with site investigations for differing conditions and Owner-initiated changes.
- Coordinate with Owner, Engineer, and Contractor to ensure required permits are obtained and compliant.
- Prepare daily inspection reports and maintain daily inspector photos.
- Monitor work progress, documenting delays in daily reports.
- Field verify installed quantities and assist with final quantity reconciliation.
- Inspect temporary erosion and storm water control measures for compliance.
- Attend and assist with progress and coordination meetings.
- Coordinate with testing labs, Owner, Engineer, and Contractor to ensure required tests and inspections are performed.
- Witness field and/or factory tests and document results.
- Assist with reviewing pay applications.
- Review Contractor's as-built drawings for accuracy and timeliness.
- Coordinate Contractor's work to minimize impacts on the Owner, public, and stakeholders.
- Assist with testing, startup, and commissioning of new systems.
- Assist in the project close-out process.
- Assist Owner and Engineer with evaluating Contractor claims.
- Proactively review contract documents and site conditions to identify potential problems and assist with developing solutions.
- Assist Owner and Engineer with evaluating constructability issues.
- Perform quantity take-offs of proposed and actual work.
- Review and evaluate testing lab reports, clarifying or revising as necessary.
- Assist the Engineer and testing lab in evaluating Contractor proposed concrete mix designs.
- Oversee the work product and performance of a construction inspection team (up to six inspectors) and supporting material testing staff.
- Schedule inspectors and testing labs based on project needs.
- Manage and maintain resources and training for the inspection team.
- Review and approve inspector timesheets and testing lab invoices.
Requirements
- Minimum 10 years of experience in general civil, facility, mechanical, electrical, plumbing, control, and specialty construction fields.
- Minimum of 5 years experience managing other inspectors.
- Expertise in all CSI divisions, vertical and horizontal construction.
- Proficiency in reading, understanding, and correlating plans and specifications.
- Experience with Microsoft Word, Excel, and Project.
- Prior experience with large, capital improvement, public works projects involving multi-disciplined contractors.
- 10-hour OSHA safety course.
- 40-hour Supervisor course preferred.
- First Aid & CPR training preferred.
- ICBO, or equivalent, certification preferred.
- Prior supervisory/lead inspector experience.
