Cumming Group is seeking a Construction Manager or Assistant Superintendent to join our team and play a hands-on role on a large, multi-phase project for a major local school district in Fremont, CA. This is a boots-on-the-ground position for someone who enjoys being in the field, solving problems in real time, and keeping complex construction activities moving forward.
Essential Duties & Responsibilities
- Determine labor requirements and dispatch workers to construction sites.
- Inspect and analyze projects to monitor compliance with building and safety codes and other regulations.
- Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
- Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
- Requisition supplies and materials to complete construction projects.
- Prepare and submit budget estimates and progress and cost tracking reports.
- Develop and implement quality control programs.
- Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Investigate damage, accidents, or delays at construction sites, take actions to ensure that proper procedures are being carried out.
- Monitor and assess performance of yourself, team members, and/or organizations to make improvements or take corrective action.
- Plan, manage, and coordinate all aspects of the project schedule, scope, and cost.
- Value Engineer the project by identifying opportunities for savings and ensuring material substitutions are equal.
- Communicate with and manage project stakeholders.
- Prepare Project Management plan and fee budget/proposal at the project outset.
- Evaluate documents and communicate the client’s specific goals and expectations to all project team members.
- Develop and communicate action plans that will lead the project team throughout the project, beginning with the initial Project Management Plan.
- Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary.
- Coordinate with cost management group as applicable for preparation of cost estimates, cost studies, actual job cost reviews, and budget reconciliation.
- Organize and maintain framework for project team processes and record keeping of electronic and physical documents.
- Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently.
- Ensure the project design management continues to follow the client project documents such as budget, scope, schedule, and client's design standards.
- Prepare cost and revenue projections.
- Other duties as assigned.

Knowledge & Skills Required
- Experience with determining labor requirements based on scope of project.
- Experience and familiarity with building and safety codes and other construction related regulations.
- Knowledge of plans and contract terms and conditions.
- Demonstrated experience preparing and negotiating contracts, revisions, change orders, etc.
- Experience investigating and reporting damage, accidents and delays on construction sites. Familiar with proper reporting procedures.
- Experience preparing and delivering budget estimates and progress and cost reports.
- Demonstrated success in planning, managing and coordinating all aspects of a project schedule, scope and cost.

- Experience: Seven years of progressive experience in the field or in a related area preferred
- K-12 Or Public Project Experience Preferred.

The salary range for this full-time role is $136,000.00-$181,333.36 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
