About the role

Financial Analyst, Capital Markets

The Capital Markets Financial Analyst will support transactions generated by Cushman & Wakefield’s Investment Sales brokerage services, primarily focusing on office and industrial assets. This role involves complex financial analysis, including pricing, creating and auditing Excel and Argus Enterprise valuation models, lease abstraction, and due diligence. The analyst will translate findings into high-level summaries for Capital Market brokers.

Key Responsibilities

  • Lead the execution of complex financial analysis and modeling requests.
  • Analyze and evaluate property rent rolls and operating statements to determine feasibility and valuation.
  • Prepare pro forma statements, discounted cash flow analyses, and Excel-based financial models.
  • Audit existing financial models for accuracy and identify data gaps.
  • Review and summarize tenant leases, articulating issues clearly.
  • Conduct market research to analyze property and market conditions.
  • Communicate analysis findings clearly and effectively to stakeholders.
  • Develop high-level analysis summaries, identifying transaction considerations, trends, and inconsistencies.
  • Assist in preparing marketing materials and underwriting for sales transactions.
  • Perform quality control reviews and identify areas for continuous development and training.
  • Assist in training and developing other analysts.
  • Support process improvement and automation initiatives.
  • Track and develop working knowledge of real estate fundamentals and industry trends.
  • Perform other related duties as required.

Other Requirements & Administrative Duties

  • Bachelor’s Degree in Business, Finance, Real Estate, or a related field is preferred.
  • A combination of education without a degree and relevant corporate work experience may be considered.
  • 0 to 3 years of commercial real estate financial analysis and cash flow modeling experience. Capital Markets experience is a plus.
  • Extensive experience with Argus Enterprise and other discounted cash flow tools is required.
  • Strong knowledge of real estate financial concepts and cash flow underwriting fundamentals.
  • Highly proficient in Microsoft Office Suite, especially Microsoft Excel.
  • Passion for client delivery, with a strong emphasis on high-quality work and meeting deadlines.
  • Critical thinking, strong analytical skills, and high attention to detail and accuracy.
  • Strong time management and organization skills.
  • Proactive and takes initiative in all aspects of the role.
