Job Overview
KALCON is seeking a Mid to Senior level Project Manager to provide Owner Representation for the construction of a hyperscale data center campus. You will manage various scopes during the base build of multiple buildings on the campus.
Minimum Qualifications
- Bachelor's degree in construction management or engineering, or applicable trade/superintendent experience.
- 7-10 years of experience in design or construction projects.
- Experience in Labs, Semiconductor, Data Center, and/or Critical Facility Construction is necessary.
- Proficient use of MS-Word, Excel, PowerPoint, and MS Project.
- Strong written and oral communication skills to effectively interact with senior management, service providers, workers, and contractors.
Schedule Management
- Review construction manager's (CM) monthly forecast.
- Hold weekly CPM schedule review meetings.
- Attend multiple CM/subcontractor detailed planning meetings.
- Manage Owner Furnished Contractor Installed (OFCI) equipment schedules.
- Oversee vendor start-up scheduling.
- Coordinate commissioning schedules.
- Manage Owner/Direct vendor schedules (IT, Roofing Consultant, Geotech, Third Party Inspectors).
- Manage customer fit-out schedules.
- Ensure alignment between base build and tenant fit-out phases.
Cost Management
- Review and support GMP buyout.
- Conduct detailed GMP buyout analysis and provide ownership recommendations.
- Provide Value Engineering (VE) recommendations with supporting analysis.
- Review and approve change orders, including cost approval and process flow.
- Develop proactive cost avoidance and reduction ideas.
- Review monthly pay applications.
Field Operations Oversight
- Provide general QA/QC oversight.
- Conduct daily QA/QC reviews and inspections with the CM.
- Provide general safety oversight.
- Conduct daily safety reviews and inspections with the CM.
- Manage facility coordination (MOP's, Notifications).
- Assess weekly progress and provide accurate reporting.
- Manage OFCI equipment inspection and receiving processes.
Project Management
- Process cost documents including pay applications and change orders.
- Manage and attend weekly OAC meetings and prepare minutes.
- Provide weekly project reporting.
- Manage the project closeout process (financials, O&M's, punch lists, operations handover, etc.).
Design Coordination
- After initial design, manage design coordination efforts.
- Coordinate the integration of customer fit-out design packages (non-base build).
- Validate design cost and process changes.
- Manage the construction administration process.
Permitting and Authority Having Jurisdiction (AHJ)
- Manage and communicate the overall permit process.
- Oversee AHJ inspections and certificate of occupancy process management.
