Job Description
Position Summary: Under the direction of the SVP Construction, the Construction Manager provides construction support to the Development Department in the expansion, renovation of existing, and/or new development projects. The Construction Manager provides technical expertise to help coordinate the design process and manage the construction of all on-site activities. The Construction Manager acts as a resource by providing technical expertise and direction as required by mall operations and tenant coordination. This position is responsible for managing assigned construction budgets and on time project deliveries.
Responsibilities
- Plan and adhere to regularly scheduled meetings with the Director of Construction and/or VP Construction.
- Submit monthly Project Status Reports and budget forecasts on time and offer assistance to the Construction Management staff for cutting costs and improving schedules.
- Adhere to and follow all department policies and procedures.
- Be proactive in working towards overall company and department goals and objectives.
- Complete all annual performance goals established with supervisor.
- Be proficient with Project Management and scheduling software.
- Evaluate and monitor performance of contractors and consultants.
- Act as the team leader for the project group and a resource to aligned team members in Property Management and Development.
- Prepare and submit Contract and Change Order requests and approve Applications for Payments submitted by outside vendors as well as review and approve commitment requests and budgets.
- Conducts monthly regional Construction Management Activity Report (CMAR) meetings and ensure reports and updates are distributed as required.
- Prepare, review and approve construction estimates.
- Promote a “best practices” policy within the design and construction management group.
- Provide technical expertise to mall operations and tenant coordination; meet with leasing staff as needed to present and review drafted lease agreements and construction plans.
- Other tasks or duties as assigned.
Limits Of Authority
To accomplish all corporate and department goals, personal goals, and job specific responsibilities, the Construction Manager shall do whatever is necessary in their area of responsibility together with such other activities as delegated by the Director of Construction and/or VP Construction.
Qualifications
- High School Diploma or GED required
- Bachelor's degree in Construction Management, Architecture or Engineering
- 5-10 years general contractor project management experience required.
- Background in retail, restaurant, entertainment, hospitality, mixed use construction fields preferable.
- Background in construction/conceptual estimating.
- Background in managing construction projects within an operating business environment.
- Proficient with Microsoft Project, Word, Excel
- Understanding of building materials, and budgets.
- Excellent project management and organizational skills.
- Excellent presentation skills.
- Understanding of architectural design and documentation process
- Familiarity with contracting with and management of outside contractors.
- Ability to determine and recognize quality and quickly recognize problems
- Excellent written and verbal skills.
- Engineering skills to determine good design practice.
- Ability to understand management and motivation of staff.
- Ability to effectively resolve personnel conflicts.
- 50% travel required
Compensation
Salary type: Exempt Pay Frequency: Bi-weekly Annual Base Salary Range: $110,000 - $140,000 Annual Bonus: 20%
